Purpose of this web page: The pages linked to below focus on working forward from the earliest land grants of property in Canton. The ultimate goal of this page is to include all land in Canton.

How this page is organized: The first portion of this web page summarizes the events leading to the incorporation of the town of Canton. The second portion begins with an image of an early map of Jay, which, at the time of this map, included what is now Canton. Below the map is a table with basic information about each of the parcels (currently about only a few of the parcels). When a deed referencing the range and lot numbers of a parcel is located, a link will be provided that will take you to a web page about that parcel.

How you can help: Please e-mail scanned images or photocopies of deeds to info@vfthomas.com or send them by traditional mail to “Canton Deeds c/o V. F. Thomas Co.; 183 Pleasant St., Apt. 1; Canton, Maine  04221”.

A little work by each of us will save a lot of work for all of us.

Early Land History (pre-1620 through the time that the Indigenous people were killed or driven off the land by immigrants of primarily European origin)
“All manner of property in the Anasagunticook village [Canton Point] was held in common. The Indian knew nothing of landed estates, and aside from possessing articles for personal adornment or for providing for his defense or his livelihood he showed no acquisitive instinct.” (source: Starbird, Charles M. 1928. The Indians of the Androscoggin Valley, page 39.)
However, there was something called the “Doctrine of Discovery” (also called the “Discovery Doctrine”), which was invented by European monarchies, that held that land outside Europe belonged to the European monarchy that “discovered” it. This was regardless of whether that land was inhabited by an Indigenous people. This, of course, led to conflicts between countries that made overlapping claims, most notably between England and France with respect to land in Maine. Ultimately the English won, so most land ownership in Maine today can be traced back to a grant from an English king. (Ownership of the east portion of Mount Desert Island is a notable exception, it being derived from a 1691 grant from Louis XIV of France, but also agreed to by the General Court of Massachusetts in 1787.)
So, ownership of land in what is today Canton can be traced back to an English grant and not to the original inhabitants of the land.

Early Jay Map (11 April 1820)
The map below shows Jay as it was before the separation of Canton as a distinct town. What is now Canton is more or less to the left of the triple-lined lot lines. Many early deeds refer to land as being “west of the river” or “east of the river”. On the map below, which shows only a short portion of the Androscoggin River, what is called “west of the river” is really south of the river. Similarly, land “east of the river” is for the most part north of the river.
To determine the range and lot number of a parcel of land west/south of the river, refer to the numbers at the lower left and lower right of the map below. The relatively smaller “sideways” numbers at the left of the map refer to the ranges, which run east–west across the map (extrapolate for ranges 1–4 and for range 8). The larger, normally oriented numbers (from 27 at the left around the bottom of the map to 8) are the numbers of the lots, which run north–south on the map. For example, Range 5, Lot 8 was owned by “J. Coolidge”; Range 5, Lot 9 was owned by “Alex Alden”; Range 5, Lot 10 was marked “Academy”; etc.
The orientation of ranges and lots for land east/north of the river is the opposite of that for land west/south of the river; i.e., ranges run north–south, and lots run east–west. Range numbers run from 18 (near the west end of the Androscoggin River) around the top of the map to 1, but Cannton’s ranges are mostly between 18 and 11. Lot numbers for land east/north of the river are found at the right hand side of the map. So, Range 15, Lot 11 belonged to “J. Johnson”; Range 14, Lot 11 belonged to “Nathan Fuller”; Range 13, Lot 11 was marked “Academy”; etc.
